    Marriott International (NYSE: MAR  ) recently announced five new hotels for its luxury Edition brand. Haven’t heard of it? Don’t worry — the company has only opened two, and one already shut down. The Edition brand concept is a highly stylized luxury chain. But while everyone loves dreaming of staying at a fancy new hotel, most individuals don’t book rooms at these locations.

    Luxury is not so glamorous
    The Edition brand falls under Marriott’s luxury brands segment. In the third quarter, the company’s high-end hotels only carried 2.2% of revenue to the bottom line. The luxury segment looks even weaker when compared to the Marriott’s limited service hotels, which turned 16.5% of revenue into profit during the same time frame.

    Other hotel companies have been focusing on the non-luxury full-service brands. Starwood Hotels (NYSE: HOT  ) has opened over 50 Aloft hotels in the past three years. This brand focuses on Gen Y travelers and boasts “style at a steal.” While the economy is still sluggish, having a product that satisfies price-conscious consumers’ needs for quality at a discount may be the best road to higher profits.

    Real estate investment
    One possible upside to the Edition venture could be property value appreciation. Marriott expects to “recycle its property investments over time through the sale of the hotels while maintaining long-term management contracts.” The company recently purchased the Clock Tower building in Manhattan for $165 million, which is where the New York Edition is planned to open sometime in 2015. Just four years ago, that building sold for $200 million. The London Edition will be in one of the city’s most sought-after districts and the Miami location was purchased in a short sale.

    With real estate prices in the gutter across the U.S., buying distressed properties seems to be the new trend for hotel companies. Pebblebrook Hotels (NYSE: PEB  ) and Host Hotels (NYSE: HST  ) have spent $1.6 billion and $1.7 billion, respectively, on higher-end properties throughout the U.S. recently, at what appear to be good prices. But if real estate continues to decline, newly acquired assets will need to be written down, hurting balance sheets throughout the industry.

    Foolish take
    In my opinion, Marriott’s risk involved in the new venture outweighs the possible upside return. As we have all seen in the past few years, real estate doesn’t always go up, and with margins on the company’s luxury segment being so low, from an operational standpoint there is very little room for error.

Honua Kai Resort & Spa Closes More Than $54 Million in Real Estate Sales in 2011

On February 25, 2012 a spectacular oceanfront estate in Hillsboro Shores, Florida will be offered to the highest bidder at luxury auction. The property once sold for $12 million and was recently listed for $9 million. Although there is no required minimum bid for the auction, the suggested opening bid is $4.5 million. The property’s owner, NBA forward Mike Miller of the Miami Heat, is confident that bidders will be attracted to the mansion now that it is on the auction block. “I like the fact that the auction tells all of the buyers in the market that I am serious about selling the property. It should be a great deal for the right buyer,” said Miller.

Miller did not have the property on the market for very long before electing to hire Platinum for the sale, as Johnson suggested the luxury auction process to her client within a couple months of listing the property. According to Johnson, the timing was right. “With a property this unique and in this price range, it’s often difficult to find one buyer let alone multiple bidders. Platinum has a proven success record with these types of ultra-luxury properties, and I’m confident that our joint marketing effort for this sale will be another success,” Johnson said.

Klimt House is a new apartment building in Warsaw’s Mokotów district developed by Echo Investment. The name of the building and its interiors are inspired by the art of Gustav Klimt, a painter and illustrator of the Vienna Secession art movement of the late 19th and early 20th centuries.

The old part of the Mokotów district has for decades been one of the most prestigious locations in Warsaw. The developer’s intention was to create an architectural gem surrounded by prewar modernist buildings, which are a typical feature of the neighborhood. Hence the decision to draw inspiration from the famous Vienna master and his paintings.

The facade of the building is clad in natural stone. The balconies and terraces are finished in natural stone with different textures, including sandstone and granite, and in exotic wood. The balustrades have stone or glass facings. The glass balustrades increase access to natural light and are an interesting architectural detail in their own right. Combined with the tall windows, they provide a maximum amount of daylight. There are stone floors in the interior and pathways of exotic wood in the inner courtyard. The walls of the common areas are decorated with mosaics inspired by Klimt’s art.

Klimt House is eight minutes by foot from the Racławicka metro station and close to Pole Mokotowskie Park, Słonimskiego Square, Dreszera Park and Morskie Oko Park. There is a private kindergarten opposite the building as well as schools, including a music school, many banks, stores and several theaters, including the Guliwer children’s theater, in its vicinity.

Location and architecture are not the only factors that make Klimt House special. The building also stands out with its luxury interiors and apartments with attractive and functional floor plans. Klimt House is a building with easy access for children as well as elderly and disabled people—without too many stairs, with modern elevators and wide wheelchair-friendly hallways.
